7-Day Change of Mind ‘No Questions Asked’ Refund Guarantee: Things don’t always work out. Our 7-day Change of Mind Guarantee is there to help. Bookings (except for cruise bookings, flights and deposit fee, if applicable, which are subject to the cancellation terms of the relevant supplier) may be cancelled with a full refund provided that cancellation occurs strictly within 7 days from the date of purchase and provided that the cancellation is made no less than 14 days prior to the check-in date. Excludes flight and service fee, if applicable.

• Cancellations outside of the 7-Day Change of Mind period will not be provided, except as required by Australian Consumer Law, your local law or as otherwise provided for in the Fine Print.

Flexible Cancellation: You can cancel your booking for credit up until 21 days prior to the original check-in date. This can be done via self-service in your ‘My Escapes’ account. Your credit will be valid for 12 months from the date of cancellation. Credits are not transferable and cannot be redeemed for cash. Excludes service fee, if applicable.

Please note this does not apply to flights booked with us. Flight fulfilment is provided by the airline(s) selected at the time of finalising the booking. For your air travel, you are bound by the terms and conditions and fare rules of the selected airline(s).

Date Changes: If you need to amend your booking, you can self-service unlimited date changes in your ‘My Escapes’ account up until 21 days before your original check-in date. If you can’t find a suitable date, or still need further assistance, please contact our 24/7 customer service team. Subject to availability and surcharges.

Please Note:

• Dining inclusions do not include drinks (unless otherwise stated). Menus are subject to change without notice.
• Daily buffet breakfast is served at Roots Restaurant and Lounge from 7.30am – 10.30am.
• Nightly cocktails are served from a set menu at Sundowner Bar from 5pm – 12am.
• Thai cooking classes operate daily from 12pm – 3pm and must be booked in advance.
• One-time 60-minute herbal steam session is available at Aruna Aura Spa & Wellness from 10.30am – 6pm. Pre-booking is required on arrival.
• The resort offers daily yoga classes in both the morning and evening, the morning session is from 7.30am – 9am, the evening session is 4.30pm – 6pm.
• Thai massages are provided at Aruna Aura Spa & Wellness from 10.30am – 8pm. Pre-booking is required on arrival.
• The Pakbia trip program duration is 11am – 2pm. Trip must be booked one day in advance. Please note that the trip excludes national park fees. The fee is THB300 net paid directly to park ranger.
• The bird watching activity is a self tour, the resort provides equipment and bird directory.
• The Koh Yao culinary journey is a set-menu including a range of southern Thai dishes at Roots Restaurant and Lounge. Pre-bookings required on arrival with minimum 24 hours noticed. Lunch is served from 12pm – 4pm, dinner is served from 4pm – 10pm. Sample Menu includes: southern hot and sour soup, stir-fried malindjo leaves with egg, stir-fried shrimp with shrimp pastes and pineapple, fried chicken, sour green mango Thai spicy salad with fried small fish and steamed rice. Menu is subject to change, limitations or restrictions may apply.
• Return boat and land transfers:
  • Must be booked with reservations 48 hours prior to arrival. Please contact the resort to arrange.
  • Airport transfers operate from Phuket International Airport or Krabi International Airport and TreeHouse Villas Koh Yao according to the scheduled speedboat timings.
  • Phuket International Airport transfers boat timings:
    • Guests arriving after 3pm will need to find overnight accommodation in Phuket for the transfer to the resort the following day as the boat does not operate at night for safety reasons.
    • Depart from TreeHouse Villas Koh Yao to Yacht Haven Marina (Phuket): 9.30am, 1pm and 3pm.
    • Depart from Yacht Haven Marina (Phuket) to TreeHouse Villas Koh Yao: 11am, 2pm and 4.30pm.
    • The journey between the resort and Yacht Haven Marina Pier in Phuket takes approximately 50–60 minutes by speedboat, followed by an additional 20–30 minutes by car from the pier to Phuket International Airport.
  • Krabi International Airport transfers boat timings:
    • Guests arriving after 12pm will need to find overnight accommodation in Krabi for the transfer to the resort the following day as the boat does not operate at night for safety reasons.
    • Depart from TreeHouse Villas to Tha Len Pier (Krabi): 1.30pm
    • Depart from Tha Len Pier (Krabi) to TreeHouse Villas: 2pm
    • The journey between the resort and Thalen Pier in Krabi takes approximately 30 minutes by speedboat, followed by an additional 50–60 minutes by car to Krabi International Airport.
    • Transport times are approximate and may vary depending on local traffic and operations.
• One-time Koh Yao culture tour (select packages only):
  • This is a shared experience, operates from from 9.30am – 3pm.
  • The service will operate only when a trip booking is made. Minimum two people are required. Bookings must be made 24 hours in advance at the activity centre.
• One-time jungle trekking and nature walk (select packages only):
  • This is a shared experience and operates from 8:30am–10:30am, only running when a trip booking is made. Minimum two people required. Bookings must be made 24 hours in advance at the activity centre.
  • Meeting point is at the activity center minimum 10 minutes prior to departure (8:20am) The trek begins on foot from the resort, exploring the tropical forest, Buddha tree and organic farm, and concludes with a boat transfer from the beach back to the resort.
  • Guided by a Thai & English-speaking tour guide. One bottle of water per person, national park fees, mosquito spray and guidebook included.
  • Guests should bring closed-toe shoes, long trousers, sunscreen, hat, sunglasses and a camera; moderate fitness required.
