House Rules: Guests must adhere to all applicable laws and regulations during their stay and ensure the property is left in a clean and orderly condition. Compliance with all house rules, including those related to pets and noise disturbance, is mandatory.

Standard occupancy is 12 guests. Maximum 2 extra beds are allowed in the villa available at USD 50++ per person per night.

Special requests can be accommodated (including special diets). - Chef or in-villa shopping service is available at THB 300 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT. - Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT. - Provisioning is to be paid by cash on site or by credit card with an additional surcharge up to 5%.

Events: Maximum capacity of 20 (combination of seating and standing) when booked together with villa next door, Baan Hinta. Event fees: USD 1,200 + 7% tax - Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected. - Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected. - Security deposit is refundable provided no damage or deep cleaning at the villa is required. - Pre and post event day events are allowed and can be arranged with a separate fee of USD 600 + 7% tax. - Music and event curfew are until 12 midnight only. - Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach. - Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event. - Sky Lanterns are also prohibited by the local government in Koh Samui.
