House Rules: Guests must adhere to all applicable laws and regulations during their stay and ensure the property is left in a clean and orderly condition. Compliance with all house rules, including those related to pets and noise disturbance, is mandatory.

Rate includes daily breakfast, welcome drink, welcome fruit basket, complimentary wi-fi and a fully staffed villa team with private chef service *The above rate inclusions are included for all bookings unless otherwise noted in the promotion exclusions.

Standard occupancy is 14 adults and 4 children. Maximum 2 extra beds are allowed in the villa available at USD 50++ per person per night.

Private Chef is experienced in Western, Chinese, Asian, Vegetarian and children’s dishes. Chef is equipped to service for food likes, dislikes, sensitivities as well as allergies including anaphylactic, celiac (gluten-free), dairy-free, healthy shakes, fresh cooked baby food, and special attention to children’s palettes with regards to spice, flavours and textures. - Chef or in-villa shopping service is available at THB 300 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT. - Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card with an additional surcharge up to 5%.

Services at and extra charge: Early check-in and Late check-out may be organised and is subject to availability. Laundry service is available at extra cost and must be paid at the time incurred or at the time of departure. Car rental can be arranged with full insurance coverage, with or without driver. Baby sitting service upon request and availability (THB 350++ per hour and THB 450++ per hour after 8 pm. Minimum of 4 hours in advance booking is required) - In-villa spa treatment with extended menu

EVENTS - 120 (combination of seating and standing) - Minimum Nights: 3 nights (Intermediate & Shoulder), 5 nights (High), 7 nights (Peak) - Event fees are applicable for 25 guests and above and/or Events and Weddings requiring an event planner: Group size from 25 to 60 pax will be charged an event fee of USD 1,200 + 7% tax Group size of 61 to 120 pax will be charged an event fee of USD 1,500 + 7% tax - Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected. - Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected. - Security deposit is refundable provided no damage or deep cleaning at the villa is required. - Pre and post event day events are allowed and can be arranged with a separate fee of 50% of the Event Fee. - Music and event curfew are until 12 midnight only. - Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach. - Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event. - Sky Lanterns are also prohibited by the local government in Koh Samui.
