• Child Policy: All guests must be aged 18 years and over. Younger children and babies are not permitted.
• Transfers: Scheduled return airport transfers from Phuket International Airport with speedboat connection from Yacht Haven Marina are included for 7+ night stays only. Please contact the resort at least 48 hours before arrival via email at res@treehouse-villas.com.
• Koh Pak Bia trip is a half-day tour. National park entry fees are not included. The tour leaves around 11am and returns around 2pm. Please book at least 24 hours in advance.

Update 29 April 2025 4PM AEST: Starting 1 May 2025, all non-Thai nationals entering Thailand must complete the Thailand Digital Arrival Card (TDAC) online within three days of their arrival. This new requirement aims to streamline the immigration process and replace the traditional paper-based form, offering greater convenience and efficiency for travellers.

• Mandatory TDAC: All non-Thai travelers must complete the TDAC online.
• Deadline: The TDAC must be submitted within three days prior to arrival.
• Submission: The TDAC can be submitted on the official website: https://tdac.immigration.go.th/arrival-card/#/home.
• Exemption: Travellers holding non-Thai passports who are transiting through Thailand without passing through immigration are exempt from this requirement.
• Support at the airport: Assistance will be available at the airport for those who cannot complete the TDAC online before arrival, but this is intended for exceptional cases only.
• Travel Insurance: It is recommended to purchase Thailand travel insurance, especially for those with pre-existing medical conditions.

Compulsory New Year’s Gala Dinner: For stays on 24 December, an additional surcharge of THB3900 per person applies for the compulsory Christmas Eve Dinner. For stays on 31 December, an additional surcharge of THB5500 applies for the compulsory New Year’s Gala dinner. Payable directly to the resort.

Return boat and land transfers (7+nights only):

• Must be booked with reservations 48 hours prior to arrival. Please contact the resort to arrange.
• Airport transfers operate from Phuket International Airport or Krabi International Airport and TreeHouse Villas Koh Yao according to the scheduled speedboat timings.
• Phuket International Airport transfers boat timings:
  • Guests arriving after 3pm will need to find overnight accommodation in Phuket for the transfer to the resort the following day as the boat does not operate at night for safety reasons.
  • Depart from TreeHouse Villas Koh Yao to Yacht Haven Marina (Phuket): 9.30am, 1pm and 3pm.
  • Depart from Yacht Haven Marina (Phuket) to TreeHouse Villas Koh Yao: 11am, 2pm and 4.30pm.
  • The journey between the resort and Yacht Haven Marina Pier in Phuket takes approximately 50–60 minutes by speedboat, followed by an additional 20–30 minutes by car from the pier to Phuket International Airport.

Krabi International Airport transfers boat timings:

• Guests arriving after 12pm will need to find overnight accommodation in Krabi for the transfer to the resort the following day as the boat does not operate at night for safety reasons.
• Depart from TreeHouse Villas to Tha Len Pier (Krabi): 1.30pm
• Depart from Tha Len Pier (Krabi) to TreeHouse Villas: 2pm
• The journey between the resort and Thalen Pier in Krabi takes approximately 30 minutes by speedboat, followed by an additional 50–60 minutes by car to Krabi International Airport.
• Transport times are approximate and may vary depending on local traffic and operations.

Test & Go: Covers all Thailand destinations. If travelling outside of Sandbox area, then apply for Thailand Pass under Test & Go program. You must quarantine the first night to wait for your negative RT-PCR test, then you are free to go anywhere in Thailand. Find out more here.
